1. Introduction and Scope
These Terms and Conditions govern the use and rental of properties managed or marketed by LOVELY OASIS SL (hereinafter, “Lovely Oasis”, “we”, “us” or “our”), and form an integral and binding part of the rental contract between Lovely Oasis and the guest (hereinafter, the “Guest”, “you” or “your”).
These conditions apply to all bookings, whether considered Tourist Use Housing (VUT) or Non-Tourist Use Housing (Non‑VUT), in accordance with Decree-Law 9/2024, of 2 August, of the Consell, amending the regulations governing tourist accommodation in the Valencian Community.
By making a booking through our website, by email, by telephone, or through collaborating platforms, you expressly confirm that you have read, understood, and accepted these Terms and Conditions in full.
2. Rates and Inclusions
Rental prices are those published for each property on www.lovelyoasis.com and vary according to dates, season, length of stay, and availability. Promotional offers or discounts may apply and will be clearly indicated at the time of booking.
Unless otherwise stated, rental rates include:
- Use of the accommodation for the contracted period
- Applicable taxes (VAT or other legally applicable tourist or local taxes)
- Water and standard electricity consumption
- Property management fees
- Pool and garden maintenance (where applicable)
- Final cleaning and, for stays longer than seven (7) nights, intermediate cleaning
The following are not included, unless expressly stated in the property description or booking confirmation:
- Extra beds, cots, high chairs, fans or similar items
- Pet supplements
- Additional cleaning services
- Optional services requested by the Guest
3. Booking and Payment Conditions
3.1 Purpose of the Contract
Bookings are strictly for residential and tourism purposes only. Use of the property for events, parties, commercial activities, advertising, or any non-residential purpose is expressly prohibited.
In accordance with Decree-Law 9/2024, bookings of 11 days or more may not qualify as Tourist Use Housing (VUT) and may be considered Non‑VUT accommodation, without affecting the validity of the booking.
3.2 Booking Methods
Bookings may be made via:
- The Lovely Oasis website
- Email communication
- Telephone contact
A booking is only considered confirmed and binding once the initial payment has been received by Lovely Oasis.
3.3 Payment Methods
Accepted payment methods:
- Bank transfer
- Credit or debit card
Cash payments, bank drafts, or holiday vouchers are not accepted.
3.4 Payment Schedules
Depending on the booking date and arrival date, one of the following payment options may apply:
- 20% – 80%: 20% at booking, balance at least 31 days before arrival
- 100% payment: Full payment at the time of booking
Lovely Oasis reserves the right to limit available payment options depending on proximity to the arrival date.
3.5 Non‑Payment
Failure to meet payment deadlines may result in automatic cancellation of the booking after a grace period of three (3) working days, following prior notification.
Keys will not be released unless full payment has been received.
4. Modifications, Extensions and No‑Shows
- Extensions: Subject to availability and recalculation of the applicable rate.
- Early departures: No refunds will be issued for unused nights.
- No‑show: If the Guest fails to check in within 48 hours of the scheduled arrival date without prior notice, the booking will be considered cancelled without refund.
5. Cancellation Policy
All direct bookings are non-refundable, unless otherwise stated in writing. Date changes are subject to availability and written approval by Lovely Oasis.
6. Official Restrictions Policy
If a stay cannot take place due to official government restrictions, including but not limited to:
- Mandatory quarantine requirements
- Border closures
- Perimeter lockdowns affecting the Valencian Community
- Legal prohibition of holiday rentals
The reservation will be subject to individual review and no automatic refund is guaranteed.
Guests must submit official written documentation issued by a competent authority proving that the restriction directly and legally prevents the stay at the property. Personal circumstances, recommendations, advisories, or airline policy changes do not qualify.
Whenever possible, the primary solution offered will be a change of reservation dates, subject to availability and price differences.
If, and only if, a refund is approved, it will be issued minus a minimum 20% administrative, management, and opportunity-cost fee, which may be increased depending on:
- Proximity to the arrival date
- Length of stay
- Seasonality and demand
- Non-recoverable costs already incurred
Lovely Oasis reserves the sole right of interpretation and final decision regarding refund eligibility, amount, and applicable deductions, based on the timing, scope, and enforceability of the restriction.
This policy applies regardless of the booking platform used and does not override the standard cancellation policy unless explicitly confirmed in writing.
7. Security Deposit
A refundable security deposit may be required as a guarantee for proper use of the property. The amount and method (card pre‑authorisation or charge) will be specified in the booking confirmation.
The deposit will be released within seven (7) days after departure, subject to satisfactory inspection of the property.
8. Arrival and Check‑In
- Check‑in time: from 17:00 onwards
- Full payment and guest registration are mandatory prior to key delivery
- All occupants, including minors, must be registered in compliance with Spanish public safety regulations
Detailed arrival instructions will be provided before check‑in.
9. Departure and Check‑Out
- Check‑out time: before 11:00
- Late departures may incur additional charges
- Keys must be returned as instructed
Any damage, loss, or excessive cleaning required may be deducted from the security deposit.
10. Conditions of Use
10.1 Occupancy and Conduct
The maximum number of occupants stated in the booking must not be exceeded. Parties, celebrations, and events are strictly prohibited.
Violation of these rules may result in immediate termination of the stay without refund.
10.2 Smoking and Pets
- Smoking is prohibited inside the property
- Pets are only permitted where expressly authorised and may incur an additional fee
10.3 Access for Maintenance
Lovely Oasis or its suppliers may access the property when reasonably necessary for maintenance, cleaning, or emergency purposes.
11. Substitution or Cancellation by Lovely Oasis
In exceptional circumstances (force majeure, serious maintenance issues), Lovely Oasis may offer:
- A comparable alternative property
- A change of dates
- Full cancellation with refund
12. Liability and Limitations
Descriptions are provided in good faith. Minor variations in furnishings or equipment may occur.
Lovely Oasis is not responsible for:
- Construction work or disturbances beyond its control
- Temporary interruptions to utilities
- Accidents, injuries, illness, or theft during the stay
Guests are responsible for their own safety and belongings.
13. Incidents and Complaints
Any incidents must be reported within 48 hours of arrival so that Lovely Oasis can take corrective action.

14. Applicable Law and Jurisdiction
These Terms and Conditions are governed by Spanish law. Any dispute shall be submitted to the Courts and Tribunals of Alicante, unless mandatory consumer regulations provide otherwise.
15. Privacy Policy
LOVELY OASIS SL processes personal data in accordance with applicable data protection regulations. Guests may exercise their rights of access, rectification, erasure, restriction, portability, and objection by contacting hola@lovelyoasis.com.
